this restoration homework project for a 4,000+ sq. ft., 19th century red brick grammar school that has a brand new heating
system (three high efficiency gas furnaces), new sewer lines, new electrical/220 AMP service and hosts lots of country charm!
The school house is located conveniently between Cleveland and Columbus (70mi. South of Cleveland and 80mi. North
of Columbus), in Mansfield, OH. This school is convenient to major highways and local shopping districts. It’s located
just minutes away from historic Mansfield’s “Main Street Carousel District!” It would make a magnificent
home, duplex or artist’s working studio!!
It was built in 1869 with an addition in 1921 of red brick like the
original structure. This impressive brick school house sits on a 2+ acre CORNER LOT with a large horseshoe driveway and a
beautiful greenbelt of evergreens along the property line. The building is zoned R-3 for residential and as it sits today,
has three classrooms – the original (main) classroom has already been converted into a large open GREAT ROOM / loft
space with an impressive red brick chimney. The interior walls of the main room have been taken back to the original red brick
via sandblasting. The two smaller classrooms (see room dimensions below) still have the intact wall-to-wall slate chalkboards
and with simple architectural plans can be divided into bedrooms or offices if desired. There is also a large gymnasium in
the lower / basement level with restored red brick walls and commercial, large pane, swing-out windows, eleven foot ceilings
and newly installed spiral duct work for the upgraded HVAC. The basement level /gymnasium is massive and has a small stage
area that is perfect for a large home theater room.
The school house also has three high efficiency forced air furnaces
(100,000 BTU), all on separate digital climate controls for energy savings.
The property has over $80,000+ in tear-out
and in restoration work so far... but to continue your education, you must be a seasoned "student" of restoration work, who
sees the potential of this impressive 4,000+ sq ft brick structure. To finish this restoration work, in addition to room subdivisions
and other interior carpentry work, you will need to do the following: plumb the interior for bathrooms, frame out bathroom
walls, add cabinets and fixtures, add kitchen cabinets, countertops and appliances, redo portions of the roof and replace
old gutters and add new downspouts. In addition, excavation around the exterior foundation is necessary for drainage. Drainage
excavation of the rear of the building has already been completed and those downspouts were subtrenched w/PVC piping for proper
drainage. This building is on high ground and not in a flood plain.
FIRST FLOOR LEVEL
Main Hallway / Foyer
The main foyer runs the full length of the building from front to the back with main entrance double doors and a single
rear commercial glass door, leading out to the back yard and horseshoe driveway. The main foyer has 14’ ceilings, hardwood
flooring and three (orginal 1920/rewired) hanging schoolhouse lights. The interior foyer (hallway) walls have been torn back
to the bare wood and need to be finished with wallboard. The size of the entry way is 43’ long x 7’ wide. The
rear foyer extending from the main hallway, steps down to the rear entrance. From the rear foyer, stairs continue down to
the gymnasium / basement level to the right and the laundry/old kitchen/storage rooms to the left.
Great Room / Old
Main Classroom with fireplace/chimney
The great room is an impressive room which has been torn back to the original
red brick walls. The floor is a hardwood and the original windows are still intact (see photos and measurements). The overall
room dimensions are as follows:
Overall room is 30’ x 45’
The ceiling hosts two heights ~ the lower tier
is 12’7” (unfinished) and the raised ceiling (unfinished) is 15’9”. The chimney/fireplace is 8’
across of red bricks.
First Floor Classroom (Southeast)
This room is located on the rear half of the east
side of the building and has a raised ceiling (unfinished) of 12’7”. The overall room measures 21’ x 30’
and can be subdivided easily with interior walls. There is new ductwork, intact chalkboards and the original pane windows.
The most distinguishing features of this room are the large original wooden locker/closet doors, unfinished hardwood floors
and the outstanding view of the 2+ acres of property visible from the windows. This classroom has three entrances/exits. One
leads from the main hallway, another leads into a common sunroom that adjoins the north and southeast classrooms, and the
third doorway leads to the commercial stairwell to the ground floor and basement/gymnasium. The most notable plan for this
classroom is for a large master suite and adjoining bath.
First Floor Classroom (Northeast)
This room is located
on the front half of the east side of the building and still has the drop ceiling height of 9’4”. The overall
room measures 21’ x 30’ and can be subdivided easily with interior walls. There is also new ductwork, intact chalkboards
the full length of the room and the original pane windows. The view from the front windows faces Stewart Rd. This classroom
also has three entrances/exits. One leads to the main hallway/foyer. The second leads to the common sunroom that adjoins the
north and southeast classrooms. The third doorway leads to the commercial stairwell to the ground floor and the basement/gymnasium.
Kitchen
Architectural plans for the kitchen were located at the Northwest side of the main classroom (great room).
New 220/110 electrical has been added for appliances along with climate control for one of three 100k BTU furnaces.
LOWER
LEVEL / BASEMENT
Gymnasium / Basement Level
The old Gymnasium has 10’ ceilings with gorgeous exposed
wooden beams and new spiral duct work for the HVAC system. The overall room measurements are 43’ x 30’ and a separate
stage area measuring 14’ x 9’ with exposed wooden beams and new /vented glass block windows. The gymnasium has
two commercial stairwells leading to the ground level and to the first floor, with commercial glass doors leading outside.
The gymnasium has all exposed red brick walls also. All windows in this room are commercial grade, double paned insulated/tempered
glass that swing open. A secondary electrical/breaker box is located on the stage wall.
Laundry/old kitchen/storage
area at basement level
Has 8’ ceilings and the overall room size is 14’ x 29’ and 7’ x 22.’
This room is perfect for a workroom, utility tub, washer/dryer, etc. It hosts all new electrical work as well, and the primary
breaker box is located here, as are the sewer taps, water line and gas lines.
Coal Furnace Room/Storage Area

the school. This unit hosts a beautiful iron facing that would be a spectacular and historic architectural feature for your
home, if sandblasted and properly painted… adjacent to the coal furnace unit is the newly added concrete commercial

WALK-UP ATTIC / LOFT SPACE
Access to the loft space is right off the main hallway near
the rear of the building. Loft space is positioned over the main classroom / great room and both furnaces are positioned in
this area, one on each side of the building to force heat down for energy efficiency. All cooling lines for A/C are also hooked
into each furnace and the lines are located on the outside of the building for A/C units to be hooked-up. This walk-up space
features a landing/ beautiful window view of the rear entrance of the building, looking out to the backyard.
